Our partners at Douglas Elliman Real Estate have released their October report for New Signed Contracts in #Brooklyn, and we're now seeing a 3-month trend of New Signed Contracts rising as new listings grow even faster compared to this time last year. Focusing on the #luxury #market ($2M+), which is our specialty, year-over-year growth was more than double that of the overall market. We've got the Elliman Report on New Signed Contracts for #Manhattan in October, and here's what we see: a surge across all property types compared to this time last year, matching the pace of New Listings. The #luxury ($2M+) sector—where our team does most of our business—saw nearly double the signings of last year and triple the growth in new listings. New signed contracts on 1–3 family homes, condos and co-ops all experienced robust growth, benefiting from lower #mortgage #rates and increased supply. As TimeOut NY recently reported, there’s a new reason to travel down to Battery Park City. Months after the 3.5-acre Robert F. Wagner Jr. Park reopened in July (following a two-year renovation project), the park's central structure is officially accessible. The Wagner Park Pavilion now offers a free, publicly accessible rooftop that provides visitors with panoramic views of the Statue of Liberty, Ellis Island and the Hudson River. It's part of the Lower #Manhattan Coastal Resiliency initiative, engineered to mitigate #climatechange. Well, the #Flatiron Building developers have unveiled pricing for 18 units of the #residential conversion that’s underway. Asking prices for about half of the project’s 38 planned residences have a collected target sellout of roughly $375 million. The prices released so far start at just under $11 million for a 3,000-sq-ft unit with 3 bedrooms and 3 bathrooms. We’re curious what the 4,600-sq-ft #penthouse will be priced at. The Q3 Douglas Elliman Report for #Brooklyn shows us that both average and median sales prices reached new highs for the third consecutive quarter. A few highlights: Median sales price cracked the million-dollar threshold for the first time. The average sales price followed suit, rising 11.6% YOY to $1,388,463. Sales continued to rise, driven by an expanded listing inventory. In a market challenged by low listing #inventory for more than a decade, supply has now expanded for the 6th consecutive quarter. Median #rent in #Manhattan continued to rise faster than inflation as the vacancy rate fell below the long-term average in September, as shown in the latest Elliman Rental Report. For Manhattan #luxury rentals (our specialty), rent per-sq-ft was the second-highest on record in September (staying above the $100 rent per-sq-ft since February), and luxury listing inventory declined annually for the third time in 4 months Out in in #Brooklyn, median rent rose annually for the 7th month, reaching the second-highest on record, while new leases fell annually for the third time as bidding wars applied to 1 in 3 rentals.
