#ProjectHighlight LIVIA at Scripps Mesa is a 264-unit mixed-use development in San Diego’s Miramar Ranch North community, designed to foster connection and opportunity. This public-private partnership provides market-rate housing paired with a learning center, including dedicated subsidized units for district educators, alongside high-end amenities, and a 2,000 sq.ft. commercial space that will soon host Buon Cibo Deli Market & Eatery. At the community entrance sits the Scripps Mesa STEAM Lab, a 4,000 sq.ft. learning center for San Diego Unified School District students with flexible classrooms, a technology-equipped workroom, and a 700 sq.ft. outdoor garden. AO’s design embraces ornate Santa Barbara-inspired architecture, blending indoor and outdoor spaces to spark creativity and collaboration. From trellised gathering areas to a signature arched portal that transitions from vertical wall to seating, every detail encourages exploration and discovery. Together, LIVIA and the Scripps Mesa STEAM Lab create a vibrant, inclusive environment that supports both living and learning for students, educators, and residents alike.
