We are thrilled to share Engineering News-Record's recent story highlighting our ongoing restoration work of San Francisco’s iconic Castro Theater. Led by Chris Wasney, FAIA, and Project Manager Keith Wainschel, LEED-AP, our team has been privileged to work in collaboration with Page & Turnbull and restoration specialist EverGreene Architectural Arts, Inc. Kapuso at the Upper Yard has won an AIA California Residential Design Award! This project in San Francisco’s Outer Mission neighborhood demonstrates the potential of affordable housing design to amplify both climate strategy and social benefit. The design features 131 homes for low-income households over a richly programmed ground floor that connects to a new public open space serving residents and commuters. “The jury appreciates this thoughtful response to a brutal site: a well-done affordable housing project realized through a well-conceived language and vocabulary. The exterior elevations and cladding work in harmony.” An active, transparent ground floor and a large aperture from the community room animate the plaza, framed by public art by a local artist that speaks to the identity of this diverse working-class neighborhood. Last week, Related California and our partner Mercy Housing California celebrated four incredible milestones as part of the multi-phase Sunnydale HOPE SF revitalization effort: the grand opening of both Amani and Nia, 170 affordable homes combined plus 25,000 square feet of community-serving ground floor space and the groundbreaking of Cielo and Luca, another two projects with a combined additional 184 new apartment homes.   It was an honor to welcome Secretary Tomiquia Moss, Senator Scott Wiener, Mayor Daniel Lurie 丹尼爾·羅偉, Supervisor Shamann Walton, Executive Director Erin Curtis, and other community leaders to commemorate the opening of Amani and Nia and the groundbreaking of Luca and Cielo. As part of the Sunnydale redevelopment, Related California and Mercy Housing California have partnered with the San Francisco Mayor's Office of Housing and Community Development and Housing Authority of the City and County of San Francisco to transform the Sunnydale-Velasco public housing community into a mixed-income neighborhood with an anticipated 1,700 new affordable and market-rate homes, upgraded infrastructure, and critical community-serving amenities.   Thank you to our partners for helping us reach this these milestones: the California Department of Housing & Community Development (HCD), California Strategic Growth Council, City and County of San Francisco, California Housing Finance Agency, California Debt Limit Allocation Committee (CDLAC) and California Tax Credit Allocation Committee (TCAC), Wells Fargo, Bank of America, Citi, Fannie Mae, Nibbi Brothers General Contractors, BGI - Baines Group Inc, Cahill Contractors, Guzman Construction Group, David Baker Architects, Van Meter Williams Pollack (VMWP), Kerman Morris Architects LLP, Saida + Sullivan Design Partners.

The Kelsey Civic Center is setting a national precedent for inclusive housing and marking a historic first for San Francisco. The 112-unit, all-electric development is the first project in the city’s housing lottery system to dedicate homes for people who use Home and Community-Based Services (HCBS). By reserving units for residents with disabilities who rely on state-funded supports, the project expands both access and equity in affordable housing. What sets the Kelsey Civic Center apart: -First-of-its-kind inclusion: units intentionally reserved for HCBS users, alongside affordable apartments for households at 20–60% AMI. -Accessibility beyond compliance: wide corridors, tactile paving, sensory-aware design, and intuitive wayfinding that support diverse needs. -Sustainable from the ground up: all-electric systems, low-carbon materials, natural ventilation, and abundant daylight. -Community at its core: shared courtyards, rooftop gathering areas, and Inclusion Concierge staff connecting residents to resources and programs. Located across from City Hall, the Kelsey Civic Center is a demonstration of what’s possible when thoughtful design, careful planning, and expert construction come together to advance inclusion. The stunning transformation of a long-vacant site into a vibrant public amenity. 📆 On Wednesday, September 24, join Sherwood Design Engineers managing principal Cody Anderson for a tour of the park, led by Richard Parker, co-founder of 450 Architects ; and Elizabeth Matz, associate principal of BFS Landscape Architects. 🏗️ Crane Day 🏗️ at the Historic Castro Theatre was a celebration of craftsmanship, community, and cultural preservation. A heartfelt thank you to Kevin Bohm, Christine Harris, and Mary Conde for the opportunity to showcase our skilled workforce. Together, we honored a community built by the community. 🏳️🌈 🏛️ About the Castro Theatre Opened on June 22, 1922, the Castro Theatre is a San Francisco landmark and one of the few remaining 1920s movie palaces in the United States. Designed by architect Timothy L. Pflueger, the theater features a Spanish Colonial Baroque façade inspired by the nearby Mission Dolores Basilica. With a seating capacity of over 1,400, it has hosted film festivals, sing-alongs, and community events for over a century. In 1977, it was designated as San Francisco Historic Landmark #100, recognizing its significance to the city's cultural and LGBTQ+ history. Currently, the Castro Theatre is undergoing a significant renovation led by Another Planet Entertainment.
