TerraVert Sustainability Services, LLC is thankful and happy to share that we're into our second year of operation now. The first year came to a close with auditing three senior apartment facilities for two different clients. While energy cost savings and return on investment were the main focus, as a way of caring for people's wellbeing, some interesting qualitative recommendations emerged in the audit process. In celebrating the first anniversary, I'm sharing some such qualitative recommendations here, to provide a glimpse into the nature of work we do: * As fluorescent lighting is upgraded to LED, age-specific target lighting levels must be taken in to account per recommendations of IESNA Lighting Handbook. This can actually help with prevention of falls and injuries. (As people age, they generally require significantly more lighting. A 40-year-old may need twice as much light as a 20-year-old, and by 60, the need can be four times greater.) * In the absence of a good ventilation system in the common areas or as a way of verifying that the existing ventilation system is working well, installing CO2 sensors in a couple of strategic locations may help with maintaining good indoor air quality. An alarm can notify the facility maintenance personnel to check the dampers, run the exhausts, open windows, etc. * For projects next to ambient sources of pollution, consider filtration media with MERV 13 rating or higher to help with maintaining good indoor air quality. * Based on resident feedback, testing water quality can help with identifying whole-building-level or unit-level remediation measures. Thermal camera pro tip: if you’re looking to get a thermal imaging camera, make sure it does radiometric images. What this means is, in your analysis, you will be able to query any pixel for temperature data, beyond the overall min-max scale. There are a lot of well-marketed and pricy cameras out there that don’t do this.
